LUMI·STAY Private Stays — Terms & House Rules

These Terms & House Rules apply to private residential stays offered under the LUMI·STAY brand.

They apply to the following private stays:

Mostowa Old Town Apartment
Mostowa 23/25, apt. 2, Warsaw, Poland

Central Warsaw Apartment
Antonia Corazziego 2/7, Warsaw, Poland

Koszykowa Art Loft
Koszykowa 82B/30, Warsaw, Poland

Vir Island Residence
Virić I/21a, Vir, Croatia


1. Nature of the stay

LUMI·STAY apartments are private residential homes prepared for calm, respectful and registered guests.

They are not event venues, party apartments, meeting rooms, showrooms or commercial spaces unless a separate written agreement has been made in advance.

Only persons declared in the reservation and Guest Card may enter or stay in the apartment.

Visitors, additional persons, parties, gatherings, meetings, celebrations, photo or video shoots, commercial activity and event-like use are not allowed without prior written consent.


2. Booking and confirmation

A booking is confirmed only when LUMI·STAY confirms availability and the guest completes all required booking steps.

For direct bookings, the booking conditions, price, payment rules and cancellation policy are confirmed before payment.

For bookings made through third-party platforms such as Booking.com, Airbnb or similar platforms, the platform rules also apply. In such cases, platform rules apply to the booking, payment and cancellation process, while these House Rules apply to the use of the apartment.

LUMI·STAY may refuse or cancel a booking if the guest does not provide required information, does not complete the Guest Card, refuses to confirm the House Rules, or if there is a reasonable risk that the stay may breach these rules.


3. Guest Card and registered guests

Before arrival, the guest must complete the LUMI·STAY Guest Card.

The Guest Card confirms who is allowed to enter and stay in the apartment, the number of guests, stay dates, main guest contact details and acceptance of these House Rules.

Final entrance instructions are sent only after the complete Guest Card and House Rules confirmation have been received.

LUMI·STAY may ask the main guest to show an identity document for verification. For Warsaw stays, no document copy is retained as a standard procedure.

For Vir Island Residence in Croatia, guest data required for tourist registration must be provided where legally required.


4. Check-in and check-out

Standard check-in and check-out times are stated in the booking confirmation.

Unless agreed otherwise:

Check-in: from 15:00
Check-out: by 11:00

Early check-in or late check-out is possible only if confirmed in writing.

Keys, codes and entrance instructions are private and must not be shared with any person who is not included in the reservation.

Loss of keys, failure to return keys or unauthorised sharing of access may result in additional charges, including lock replacement or other justified security measures.


5. House Rules

The guest agrees to follow these rules:

1. Only registered guests may enter or stay in the apartment.

2. Visitors, parties, gatherings, meetings, celebrations, events, photo shoots, video shoots and commercial use are not allowed without prior written consent.

3. The apartment must be used calmly and respectfully.

4. Quiet hours, building rules and neighbours must be respected.

5. Smoking, vaping, candles and open flame are not allowed inside.

6. The guest must not move, touch, remove or lean anything against artworks.

7. Food, drinks, luggage, cosmetics and children’s toys must be kept at a safe distance from artworks and delicate objects.

8. Furniture, textiles, equipment, keys, artworks and shared building spaces must be treated with care.

9. Any damage, defect, missing item or concern must be reported immediately during the stay.

10. The guest must allow reasonable access at an agreed time if needed to verify or resolve a reported issue, repair a fault or protect the property.

11. The apartment must not be used for illegal, unsafe, disruptive or nuisance activity.

12. Breach of House Rules may result in termination of the stay and additional charges.


6. Artworks and curated interiors

Some LUMI·STAY apartments contain original artworks, books, objects and curated interiors.

These elements are part of the character of the apartment and must be treated with special care.

The guest must not touch, move, remove, clean, repair or reposition artworks or curated objects.

The guest must not use artworks or interiors for commercial photo or video shoots without prior written consent.

Any accidental damage must be reported immediately. Honest and prompt reporting helps limit further damage and resolve the matter fairly.


7. Damage, additional cleaning and lost items

The guest is responsible for damage caused by the guest, registered guests, visitors or unauthorised persons admitted by the guest.

Additional charges may apply for damage, missing items, lost or unreturned keys, lock replacement, excessive cleaning, smoking or vaping inside, unauthorised visitors, parties, neighbour complaints caused by the guest, or use of the apartment contrary to the reservation.

Any charges must be reasonable, documented and connected with the actual loss, replacement, cleaning, repair or security cost.

LUMI·STAY may use photos, messages, inspection notes, invoices, neighbour reports, platform correspondence and other available documentation to assess damage or rule breaches.


8. Reporting problems during the stay

The guest should report any issue without delay during the stay.

Please use the booking platform conversation whenever the booking was made through a platform.

Where possible, the guest should attach photos and describe the issue clearly.

Matters first reported after departure may be more difficult to verify. This does not restrict the guest’s rights under applicable law, but LUMI·STAY may rely on available documentation when assessing the matter.


9. Complaints

Complaints may be sent to:

The complaint should include the guest name, reservation number, apartment name, stay dates, description of the issue, photos or evidence where available, and the requested solution.

LUMI·STAY will review complaints fairly and respond within a reasonable time, usually within 14 days, unless the matter requires additional verification.

For bookings made through Booking.com, Airbnb or another platform, the guest may also use the platform’s complaint and support process.


10. Termination of stay

LUMI·STAY may terminate the stay if there is a serious breach of the House Rules, including in particular:

- party or gathering,
- presence of unregistered persons,
- disturbance of neighbours,
- unsafe conduct,
- refusal to provide Guest Card details,
- refusal to leave after serious breach,
- damage or risk of damage to the property,
- commercial use without consent,
- illegal activity,
- sharing access codes or keys with unauthorised persons.

In such cases, the guest may be required to leave the apartment. Additional charges may apply where justified by damage, cleaning, lost keys, security measures or other documented costs.


11. Privacy notice — Guest Card

LUMI·STAY processes guest data to organise and perform the stay, verify authorised guests, communicate with the guest, protect guests, neighbours and property, handle claims, complaints or damage, comply with legal obligations where applicable, and register guests in Croatia where required.

Guest Card data is normally deleted no later than 90 days after departure, unless a longer period is required by law, accounting rules, platform dispute process, complaint, claim, damage case or legal obligation.

The data is not used for marketing unless the guest separately consents.

The guest has rights under data protection law, including the right to access data, request correction, request deletion where applicable, restrict processing, object to legitimate-interest processing and lodge a complaint with the competent supervisory authority.


12. Guest confirmation

By completing the Guest Card, confirming the House Rules or continuing with the stay, the guest confirms that:

- all persons who will enter or stay in the apartment have been declared in the reservation and Guest Card;
- visitors, unregistered persons, parties, gatherings, meetings, celebrations, photo/video shoots and commercial use are not allowed without prior written consent;
- final entrance instructions are sent only after the complete Guest Card and House Rules confirmation have been received;
- the guest has read and accepted these LUMI·STAY Private Stays Terms & House Rules.
